I am offering a cozy and bright double bedroom in a prime location, just a 15-minute walk from Princes Street and a 10-minute walk from the Royal Mile. This is an ideal spot for those attending the Edinburgh Fringe Festival. Enjoy the convenience of free parking in a peaceful house.

The bedroom features:

* A queen bed
* Built-in wardrobes
* A private three-piece bathroom (separate from the room)
* A table and chair for your convenience

Shared amenities include:

* A comfortable living room with a TV
* A fully equipped kitchen with washing machine
* Free WiFi

All bills are included in the price. The room is available until 25th August, either at £40 per night or £275 per week (all bills included).

Please note, this is not a party flat and the room can accommodate maximum of 2 people. I am looking for a quiet, respectful tenant who is also neat and tidy. Additionally, I prefer a vegetarian or vegan for those who wish to cook in the kitchen.
