The flat is on the first floor and gets a lot of sunlight so the room is nice and bright. It's a new-built, well-insulated with double-glazed windows, meaning it keeps warm comparatively easily in the winter.

The room:
- Room comes furnished with a double bed, lots of storage space, a bedside table and a massive cupboard.
- Desk belongs to me and is less than two years old, I won’t need it anymore so happy to resell it to you for cheaper if you’d like to keep it.

The location:
- 5 min walk to Holyrood Park/Holyrood Palace/Scottish Parliament/Meadowbank Shopping Centre and a 10 min walk to Meadowbank Sports Centre.
- 25 min walk to Waverley/Princes Street /St. James Centre, 20 min to Calton Hill, and 6 min to the next bus stop (Abbeyhill), which has regular connections to the city.

Bills and amenities:
- You’ll be sharing the bathroom with only one of the flatmates, as one of the other rooms has an ensuite
- Shared living room & kitchen with dining table area
- Fridge-freezer, microwave, oven, toaster, kettle, washing machine all provided in the kitchen
- The letting agency is Umega Lettings, you’ll need to provide a deposit and complete the referencing process with them
- Bills include about £60 for wifi, gas and electricity + £79 for council tax per person per month.

Who you’ll be sharing with:
You'd be living with two young professionals, Adela (she/her) who works in banking and Arshya (they/them) who works in architecture. Adela works from home 3-4 days a week and Arshya works from the office mainly. They are both pretty chill and enjoy a mix of hanging out together and spending time on their own. They like keeping the place clean and hygienic, and are very welcoming and friendly :)
