Looking for flatmate to take over 2nd room tenancy

I have a 2 Bedroom flat in the Stenhouse/Saughton area. Council Tax Band B
I have a large kitchen, living room and bathroom. The kitchen and living room is already furnished. However the bedroom you would be moving into is not
Bills/Wifi included. I have a huge garden outside and a car parking space.
I am looking for a flatmate to take over my existing flatmate who is moving outs tenancy.

The flat is situated 20 mins from the city centre by bus and has great bus access routes such as the 3,30,33,35,35. Which take you all right into the city centre and down to leith etc.

I am quite a tidy person and want someone that is able to keep on-top of the house work also. The cleaning will be split equally. Someone friendly that is sociable but also likes their own space like me.

Unfortunately as my flatmate is in the process of getting her room set up and ready to leave I can only post photos from our letting company’s site. But the room faces the garden and is spacious and I’m happy for viewings to take place asap.

I do musical theatre so I work mostly between the hours of 1200-2300hrs but that changes sometimes. I am friendly and always up for a nice chat. I’m also vegitarian
