Beautiful room in 3-person flat available

Hi all,

One of our roommates is sadly moving out, so myself and my other housemate are looking for a new roommate for January onwards! Long term lets only please, ideally 1+ years as myself and Olivia will be here for the foreseeable future and are looking to have a third housemate/friend we can become close with indefinitely rather than always searching for a new person every few months!

We are looking for a professional female (no men, sorry) between 23-26, ideally who works full time (not from home or only from home occasionally, as I work hybrid/often from home already). No students due to council tax reasons (band D). WiFi is free, gas in winter is £40-60pm each and only about £6pm each in the summer, electricity is £40pm ea. Council tax is £90 each for January, but we have no council payments in February or March, and the monthly cost will reduce to £67pm each from April onwards.

Located along Leith Walk, it’s an ideal location and the available room is the biggest room in our flat, set at £675pm. There is also a deposit of £625, and the new roommate will have to be approved by our landlord (references, possible UK guarantor, pay stubs, etc). All the furniture in the video is included in the room!

I’m an American (Audra) working full time in the environmental sector here in Scotland, and the other remaining roommate (Olivia) is an Australian working full time as a manager in a bookshop. We’re both fairly outgoing and super friendly; I’m a gym-rat🏋🏻‍♀️ and pub-quizzer who loves the outdoors and nights in, and Olivia is a writer and runner who’s always down for a boogie🕺🏼 we absolutely love our flat and love living together, and know anyone else will too!
