I am leaving my flat by 21st November and am looking for someone to take over the tenancy. You’ll be living with Ciara, 26, who is studying Biology. She is lovely, very funny, outgoing, kind and fun. She is extremely caring and will love to spend time together. She is also very respectful if you need time to yourself in your room! She is very sociable and often out with friends, but she is never up partying and loud during the night so she won’t keep you up. She loves music, Gilmore Girls, boardgames, bouldering, baking, dance, singing and having Fondue nights!


The flat is on the 4th floor, which means leg day is every day but also lovely views of the sea from the bedroom and Arthur's seat from the livingroom and kitchen! The nearest bus stop is Meadowbank house which is a main bus stop for all routes which pass through the area. There are approximately 15 different bus routes to and from the flat to the centre, so transport is much better than most areas! The nearest supermarkets are Morrisons which is 5 mins walk away and Sainsbury's/Lidl which are 10/15 mins walk away.
The rental comes with a shared box room (photos included are the ones with the paintings). It is a pretty large box room with a skylight so it is quite nice and bright. (Update - not pictured - box room now has 2 desks, one is Ciara's and the other can be used by the new tenant).

Furniture included in the bedroom is the bed, built in wardrobe, chest of drawers, and low table used as a TV stand currently. The furniture in the box room is mine and will be gone with me, which means more space for you if you have items to store! Perfect space for storage, creative endeavours, working out, or working from home.

As Ciara is a student we are looking for another student so that there will be no council tax charges. If you are a professional and interested in living here, we would ask that you pay the council tax (with the student discount). If you are a professional on low income and meet specific requirements set by Edinburgh council, you MAY be eligible for council tax reduction but you should anticipate paying what is stated below as this is not guaranteed, you would need to apply for this yourself.

Charges:

Council tax band: C - approx. £144 per month with the student reduction, or free if all tenants are students.

Rent: £568

Deposit: £450

WiFi (Disney+ included): £17.34 per person

Bills: approx. £50 each during winter and £30 each during summer. (This is based on our current usage). Electric and gas bills are paid quarterly.
