Room overlooking garden and quiet street

Recently decorated, quiet room available from the end of August.

The room:
Single bedroom in a 3 bedroom flat
The room has a large, built in wardrobe, brand new mattress, bed, and carpet.
Shared kitchen and bathroom. All bills are included with reasonable usage (broadband, gas, electricity, council tax band A).

The flat:
Top floor flat located in a family-centred area. Other residents in the building are quiet, not a student building. I am a live-in landlord and will probably spend most of my time watching films or listening to music in my room and the living room. I do not work from home.

The area:
3 minutes walk to shops, a cafe, and bus links. Around 20 minutes on the bus to town. Cameron toll and Fort Kinnaird are also in good proximity with gyms and shops. The Royal Infirmary is walking distance!

Me:
I'm 25, I like films, music, the gym, coffee, a beer in the evening, cooking simple food.
