My flatmate is sadly moving out to move down South for a new job, so I am looking for someone to move into this two bed flat come end of March. (Actual move-out/in date to be confirmed in the next week or two.)

The flat is located just off Leith walk, less than 5 mins walk to the McDonald Road tram stop, 10min walk to city centre with multiple grocery shops close-by.

It’s a spacious top floor flat with a large kitchen, living room and large storage cupboard. There’s also free secure underground parking and secure underground bike storage room.

The room is a large-sized bedroom with a double bed, bedside table, built-in wardrobe, drawers and optional desk and chair. The new tenant will also have an ensuite shower/toilet.

Rent is £750 per month, this doesn't include bills which are as follows:

£40-50 each Gas/Electric.
£114 each Council Tax (Band E).
£12.50 each Internet.

As you’ll be taking over from a joint tenancy, rent starts 9th each month, so you will have to pay the remainder for the first month plus deposit of £1,013.

I work 9-5 down in Leith, I go to the gym after work and do other activities throughout the week and my weekends consist mostly of driving somewhere to cycle, go running, walking a Munro and meeting friends. You're more than welcome to join 😊
