My flatmate is sadly moving out after buying her own flat, so I am looking for someone to move in to our two bed flat from the 29th Sept. It is located just off Leith walk, less than 5 mins walk to the McDonald Road tram stop.

It’s a spacious top floor flat with a large kitchen, living room and large storage cupboard. There’s also free secure underground parking and secure underground bike storage room.

The room is a medium-sized bedroom with a double bed, bedside table, built-in wardrobe, drawers and optional desk and chair. The new tenant will also have their own bathroom, with bath/shower/toilet, separate from their bedroom.

Rent is £720 per month, this doesn't include bills which are as follows:

£40-50 each Gas/Electric
£100-115 each Council Tax (Band E).
£15 each Internet.

As you’ll be taking over from a joint tenancy, rent starts on 9th each month, so you will have to pay remainder for the first month plus deposit of £1,013.

Move-in date is from Sunday 29th Sept and I’m looking to do viewings from now until Wednesday 28th Aug. Then continuing Monday 16th Sept.

I work 9-5 down in Leith, I go to the gym after work and do other activities throughout the week and my weekends consist mostly of driving somewhere to cycle, go running, walking a Munro and meeting friends. You're more than welcome to join :-)
