3 double bedrooms available in a newly renovated flat.

Students preferred but professionals welcome also. First to confirm they are moving in will have a say on who moves in the other rooms - preferably respectful tenants as I know my neighbours have young children.

Large room includes a double bed, double sided wardrobe, two bedside tables and a tv stand.

Two smaller rooms are identical and include a double bed and large chest of drawers.

Flat is fully furnished with new L shapes sofa in the living room, the tv will be hung on the wall in the next week and kitchen comes with kettle, toaster, coffee machine and a few pots, pans and other kitchen utensils if required so will be fully liveable from day 1. There is also a desk in the living rooms and an American fridge freezer in the kitchen.

The shared bathroom is also recently renovated and comes with both a shower and bath.

There is a drying area just outside the front door that is shared with the flat across the hallway. This can be used so long as it is used respectfully.

On street parking right at the front door, hourly train into town is just a 5 minute walk away and there are regular buses every 10/15 minutes into town and to loads of other areas around Edinburgh, this is right on the doorstep. Ideal for students at most universities in the city.

JD gym, Lidl, Iceland, farm food, scotmid and more within a 5 minute walk of the flat also.
