A large double room in a cosy 2 bedroom flat

Hi All,

My flatmate is sadly moving out and I am looking for someone that can take her place in our lovely flat. The flat is fully furnished and very close to the city centre. It’s located 1 mile from Waverley Station, has very good bus connection, and it’s 3 min walk from the tram stop. There are two Lidls nearby, big Tesco, and other smaller shops also super close. The flat has a big living room, separate kitchen, and a nice bathroom. Rooms are on two other ends of the flat which I find really comfortable.

I’m 28 years old and I am a mature student in my final year at Edinburgh Uni. I am originally from Poland but I have been living in the UK my entire adult life, including 6 years in Edinburgh. I would describe myself as quite outgoing, but I also like my privacy. I like travelling, hiking, cooking, and analogue photography. I’m pretty low key but I enjoy going out for drinks, movies, or a stand up. It is really important for me to get along with a person I live with and make it feel like home. I appreciate a nice atmosphere at home, so I would love to socialise with my flatmate, but I will also respect their space. I also sometimes like to invite my family or friends to visit, so I would like someone sociable who would not have an issue with this. Moreover, you would be more than welcome to have guests over too.

I would prefer to live with another female, either another mature student or a young professional but in the latter case, they should be okay with covering the council tax (Band B).

Bills:
Internet: £19 each
Gas & electric: around £30-£40 each but it really depends on usage and the time of the year.

The room is the bigger one next to the bathroom, it has a walk-in wardrobe and a king size bed. I will add a recent picture of the room soon.

Move-in date is somewhat flexible. We rent the flat through an agency but we are also on good terms with the landlord.
