Double Room for male near Royal Infirmary

A double bedroom available in a shared house, ideal for a male MSc/PhD student or postdoc over the age of 25, but open to any professional, for a short-term period (ideally less than 6 months, though this is negotiable for a bit longer). I am looking for a mature, tidy individual who values the peace and quiet of the house and is seeking a calm environment.

The house has 2 bedrooms, 1 bathroom, a spacious kitchen, a small living room, secure rear parking, and a front patio. It is in a very quiet neighbourhood, with a large green space directly in front, perfect for those looking for a peaceful setting.

The room available for rent is fully furnished with a king-size bed, desk, chair, bedtable and ample storage space.

The house will be shared by 2 people: myself and you. Occasionally, I may have 1 or 2 relatives or friends visiting for one or two weeks.

The property is located in the south of Edinburgh, a 15-minute walk to the Royal Infirmary, a 20-minute bus ride to the King’s Buildings, and 30 minutes from George Square. The bus stop is a 4-minute walk away, with routes 3, 8, 29, and 400 Skylink (direct to the airport). Aldi is a 5-minute walk away, and Morrisons is 10 minutes on foot.

Visits are of course allowed during the day, but I prefer someone who doesn't require frequent visitors. I would appreciate being informed in advance, as I would do the same.

The room is for one person only, so I kindly ask that no overnight guests stay in the house. The environment is intended to remain calm and quiet.

About me: I enjoy having a good conversation and socialising, but I tend to spend most of my time in my room. However, I’m always here if you need someone to talk to.
