Double room available in a 2 bed flat in Stenhouse, available for 3-12 months.
This is a lodger let rather than tenancy.
The room contains a king size bed, brand new mattress, chest of drawers and side table.
I can also provide a wardrobe and desk if required.

I am the owner and live here full time.
Im 32, non smoker, dont drink often, interested in crafting, gigs, gym, nature walks, cycling.
I’m a hairdresser so need a lot of down time after chatting all day, therefore this flat is only suitable for someone independent who wants a quiet, calm place to relax or study.
I am friendly and have a good sense of humour, I’m just very tired a lot of the time. Open to hangs/ watching tv/ doing puzzles if we get along well but also respectful of your space.

I am queer, I have a partner (who i see on weekends, we are often out of the house on walks or activities and I do stay at theirs fairly regularly during that time.

Looking for either a grad/exchange student or full time worker (outside of the house).

Women, nb, trans folk welcome. No couples, no pets.

If you are introverted, also need a lot of quiet time or happy to socialise mostly outside of the flat this would be most suitable.
Calm activities like dinners or games night with friends are fine, but would prefer if a partner didnt stay over more than once a week.

Tidiness is very important to me- looking for someone who cleans as they go especially when using the kitchen and bathroom, will wipe down surfaces after use, do their washing up regularly, take the bins out etc without being asked and without needing a rota.

The flat has cavity insulation, a new boiler and double glazing so its warm! Its east/west facing so there is good light.
Safety is important to me- Gas and electricity checks have recently been done, fire alarms and c02 alarm are fitted. There is also a fire blanket and extinguisher in the kitchen.
I have a piece of garden and theres a shared drying green with the other residents, im trying to attract more nature so if you like that kind of thing youre welcome to join in.

Buses 1, 2 & 22 at the end of the street and tramline is round the corner.
Close to Gorgie road, Aldi, Sainsburys, Asda, Puregym, Water of Leith.
This is a very quiet street and quiet building, the neighbours are friendly.

£650 monthly rent inclusive of bills (providing reasonable usage)
