Double room available in a 2 bed flat in Stenhouse, available for 6-12 months with possibility to extend for longer.

The room contains a king size bed, chest of drawers, bookshelf, desk/craft table and will have a clothes rail or wardrobe (I’m being a bit picky about wanting something good quality and that looks nice with the room so still shopping around. If you have your own you are welcome to bring it).

There is also a lovely garden which i currently look after. It contains my plot and the neighbours upstairs but they arent interested in gardening so I’ve been making a vegetable patch and planting more flowers for more diversity. You are welcome to get involved.

I am the owner and live here full time.
Im 34, non smoker, dont drink often, hobbies include crafting, gigs, gym, nature walks, cycling. I’m a hairdresser so I’m pretty quiet in the evenings after talking to people all day, due to this i really value living with someone calm and respectful of keeping the place peaceful.

This flat is suitable for someone independent who wants a quiet, safe place to relax or study.
Open to hangs/ watching tv/ cooking together if we get along well but also respectful of your space.
Activities like dinners or games night with friends are welcome, but would prefer if guests didn't sleep over more than 1-2 times a week. Guest for a longer visit of a few days to a week etc are welcome with advance notice. I will also stick to these rules and let you know when i have guests/ check in about longer visits so that we both feel comfortable.

Preferably looking for a masters or phd student but also open to professionals.

Women, nb, trans folk welcome. No couples, no pets.

Tidiness is very important to me- looking for someone who cleans as they go especially when using the kitchen and bathroom, will wipe down surfaces after use, do their washing up regularly, take the bins out etc without being asked and without needing a rota.

The flat has cavity insulation, a well maintained boiler and double glazing so its warm. Its east/west facing so there is good light all day.
Gas check is done yearly, electricity check was completed in 2024, fire alarms and c02 alarm are fitted in compliance with uk law.
There is also a fire blanket and extinguisher in the kitchen. Im hot on safety so do not allow candles or electric heaters.

Buses 1 & 2 at the end of the street and tramline is round the corner.
Close to Gorgie road, Aldi, Sainsburys, Asda, Puregym, Water of Leith.
This is a very quiet street and quiet building, the neighbours are friendly.
