Hello!

My name is Yih Zhen and I’m a 23 year old professional currently looking for a flatmate.

The flat consists of 2 rooms, a wardrobe, a living area, a kitchen and 1 bathroom. You’ll have your own room and the wardrobe as your personal space, whereas the other communal areas are shared. Majority of the basic facilities belong to the landlord. Some furnitures and electrical appliances belong to me (current tenant), which can be used freely as long as care is given.

Bills and amenities fees are not included in the rent. These are split equally among two tenants. The council tax band for the flat is C, which is £1286.84/year; electric and gas bill ranges around £60-80 depending on the season and usage; internet is £32.99/month. The total monthly rent of the flat is £1650, so the total fixed cost will be £825 with an addition of £145, costing a total of £970 per month per person. These are subjective to change in the upcoming financial year.

There are 4 blocks of building at Saunders Street, and the flat is located on the third floor of the 4th block, which is the furthest away from the main street. Car parks and elevator are available. The block consists of mostly families and retired elderlies. Respects and social awareness are expected at all times.

If you commute by bus, there are three bus routes available around the area. Route 24 and 29 at Kerr Street and 36 at Hamilton Place. Both stops are just 5 minute away (walking distance) from the flat. The bus stop at Learmonth Terrace has route 19, 22, 37, 47, 47B, 113 and 43, which are 15 minute away (walking distance) from the flat.

Stockbridge is a vibrant area. It is particularly busy during weekends as Water of Leith Walkway and Stockbridge Market are the major hotspots. Pastries, cafes and restaurants in the area are very popular among tourists and locals.

Scotmid, Sainsbury, M&S Food and Waitrose are the closer grocery shops in the area. Stockbridge Medical Centre is located at the street next to the flat building, and there’s a public library at Hamilton Place.

About myself:
I’m a pharmacist and usually works from Tuesday to Saturday. The nature of my job prevents me from working from home, so the flat is always empty during day time. I don’t socialise as much and prefers having my own time. You’ll find me staying in the flat most of the time when I’m off work.

I’m not the confrontational type and prefers settling everything in peace. I would like to know more about my flatmate and I’m always happy to listen and communicate if there’s anything that’s not going right, whether is about yourself or things in general.
