Double Bed Room Near University Of Edinburgh

I currently live in a three-bedroom flat near Newington with my sister and our flatmate, Kasia, who is a PhD student. Since my sister and I are moving back to India, I'm looking for someone to take over my tenancy.

Here are some key details:

Room: It’s a spacious double room, available for both long-term and short-term stays, depending on your preference.

Tenancy Swap: This would be a formal tenancy swap, not a sublet, through our letting agency (Southside Property). They will conduct a background check, including financial verification, and a UK-based guarantor may be required.

Council Tax: The council tax for the property is in Band F (£314 total), which will be shared between you and the other new
tenant, as Kasia is exempt as a student. Your share would be £157 until January, after which the council tax can be equally divided once Kasia completes her PhD.
