This flat is located on the top floor (no noise from upstairs neighbours) with a wraparound balcony just off the living room. The living and dining rooms are bright and spacious, with natural light coming in all day. The kitchen has plenty of storage and is fully stocked with pots/pans/plates etc.
The room for rent is a double room with lots of storage – there is a built in wardrobe plus a chest of drawers and bed side table with drawers. It also has a desk to work at.

The flat is located just off leith walk, about a five minute walk from St James Quarter. The location is great, it's a 12 minute walk to a big Tesco, and there is a Tesco Express, Sainsbury's Local, and Coop all within a 5 minute walk from the flat. It's also on a lot of bus routes, and is convenient for students based at most university campuses.

I am a first year PhD student at the University of Edinburgh looking for a flatmate, preferably a female postgrad student as well.

The flat is in council tax band E, but I want to live with a student so that we don't have to worry about council tax.
