Cosy Room Available – Bruntsfield / Fountainbridge

We’re advertising a cosy spare room in our friendly flat in the Bruntsfield/Fountainbridge area. You’d be sharing with three young working professionals who are easygoing, sociable, and respectful of each other’s space. We’re looking for someone similar — clean, considerate, and friendly, who enjoys a chat in the kitchen but also values their own routine and downtime.

The Flat:
The flat doesn’t have a living room, so the kitchen is very much the heart of the home. It’s a comfortable, lived-in space where we eat, catch up, and spend time together in a relaxed way.

Communal areas & amenities include:
• Shared kitchen with dining space
• Good amount of fridge/freezer space
• Pantry for dry goods
• All standard kitchen appliances
• One shared bathroom between four with a mains-pressure (non-electric) mixer shower
• Access to a shared garden/patio area at the rear of the property - ideal for summer use.

The room is available from mid-January, though this may be subject to change.

Location:
The location is a real highlight:
• Fountain Park just a short walk away (gym, cinema, bowling, restaurants)
• Excellent bus links nearby with frequent routes into the city centre and beyond
• Haymarket Station within easy walking distance
• Close to Tesco, Lidl, Sainsbury’s, local cafés, and takeaways
• Margiotta/Small Waitrose & a Pharmacy directly opposite the flat
• Quirky, cute cafe directly underneath the flat
• Easy access to Bruntsfield, Gorgie, Tollcross, Union Canal & Harrison Park.

* Note: Parking is available via a permit obtained through Edinburgh City Council for Zone 3S. There is no set parking spaces, it’s very much pot luck. .

Well-connected but still calm and residential — ideal for working professionals.
