ABOUT THE ROOM:
Large double bedroom with an en-suite shower room.
Of the two bedrooms in the flat, the one for rent is the larger one. I also have a separate bathroom, so each flatmate has their own bathroom.
Students (PhD/Postgrad) more than welcome but you would need to pay the share of council tax (Band D)
ABOUT THE FLAT:
Lovely, quiet cul-de-sac off The Shore. There is shared back garden, and a bench area at the front. The cost of gardening is included in the rent and the gardeners visit regularly in the summer.
There is parking space included, I don't currently drive, but I am thinking about learning soon. However, for the time being, if you have a car you could use it for the vast majority of the time. Once I get my license we could share 50-50.
There is also a secure bike shed. Landlords are super chill and sparsely visit.
Flat includes a large sitting room and separate kitchen. Definitely not a party flat, but chill socials obviously allowed.
The Shore/Port of Leith Tram stop is 4 mins walk away.
ABOUT ME (Current Flatmate)
I work from home for a charity, and I am really dedicated to my job. Happy to have another flatmate who works from home/hybrid as there is plenty of room. ( I work from the kitchen table, which I love, but there is also desk space in the sitting room). I also occasionally work part-time in a bar, but I am personally not a big drinker.
I am very active, I run a lot and often hike and paddleboard on the weekends. If you are also hiker/runner etc, I would be more than happy to have company on trips. I'm fairly chatty but also happy to keep myself to myself sometimes.
I also really like reading, so there are quite a lot of books in the flat :)
BILLS:
Bills - Max £190pp in the winter, though we rarely turn the heating on. This is for council tax, Wi-Fi and electric. I will be changing the WiFi provider asap, as ours is currently pricey, so that should knock a wee bit off.
