Description
Clermiston ground floor maisonette flat, free all day and night on street parking. Large bedroom with lots of storage and a desk. Two living room spaces and a garden, shed for storage. Fully stocked kitchen. One bathroom/toilet to share with owner. There is a spare bedroom and at times I have a guest staying over, but this room is also available if the tenant has a guest staying for the weekend. Not suitable for night shift workers or people who work from home full time as I work from home and I need a quiet space for private conversations.
Clermiston is 15 minutes by 200 bus to airport and 30 minutes to city by bus 26 or 43, Leith bus 21. Buses go to Western General Hospital and Royal Infirmary. Very quiet area but close to Corstorphine shops, Clermiston hill, Cramond beach.
I work from home in healthcare management but am usually out in the evenings at activities. I have a quiet friendly cat, Sweetie. The rent/council tax is £675, I am not charging bills because I would like someone who would feed the cat when I am away. I have trips away for work at times, so I require a tenant who is happy to cat sit in lieu of paying bills.
I buy shared home items such as bathroom and kitchen cleaning items. Shared responsibility to clean communal areas and to put the bins out. I will manage the garden,
No smokers/Vapers, inside or out. No couples, friends or children renting the room. Proficiency with conversational English is a must. Tenancy agreement to be signed, but references not required. Rent is a month in advance, with a deposit. No minimum stay but a month's rent notice required when leaving otherwise the deposit will be used to cover the costs.
If the right person to live here needed a place to stay before the move in date (when my current flatmate moves overseas), there is a smaller room which could be used earlier at a reduced rent. Also open to Monday-Friday stays £35 a night if for 4 nights a week or £45 a night if 3 nights a week.
