Double room available in four bedroom flat from the 17th of December 2024. We have recently filled the two other rooms so you may have seen the similar ad. We’re looking to hold viewings this week and find someone as soon as possible.

The flat has a large spacious living room which gets lots of light. The kitchen has microwave, toaster, air fryer. There is also a large fridge freezer in the cupboard next to the kitchen not pictured so plenty space.

Large double room, again that gets lots of light due to large window. Room comes with a wardrobe, bed and desk.

Location- right next to Arthur’s seat/ Holyrood park. 2 min walk to bus stop into town which has multiple buses running consistently. 10 mins bus to Waverley station and 10 mins to portobello beach in opposite direction. Close to Morrisons, Lidl and shops at Meadowbank retail park.

Rent- £520 per month. Bills are not included and usually come to around £80 per month give or take, including council tax. Deposit is one months rent with UK homeowner as guarantor or 2 months rent without. All managed through an agency.

Happy for students to apply although must be willing to contribute to council tax.

Furniture may vary from that in pictures as some belongs to current tenants, but the flat does come furnished. All larger items will stay.
