Located in Calton Hill, just a 15 minute walk from St. James Quarter, and a 10 minute walk from the Omni centre. Multiple bus and tram stops nearby, and a Tesco Express 5 minutes away. A Lidl is also 15 minute walk, and the meadowbank shopping park a 15 minute walk or 10 minutes by bus. The flat itself is a 2 bedroom furnished flat, with lots of sunlight and a very cozy atmosphere. The room comes with a wardrobe, small desk, and double bed. Shared spaces include a communal kitchen, living room, and bathroom.

I'm 26 and a professional working in Edinburgh. I'm social and friendly, but also like some time to myself. Would like a similar flatmate who respects each others space but would also enjoy spending time together and occasionally having a game night or dinner together.

*Who I'm Looking For:*

Looking for a professional, preferably female, who is clean, tidy, respectful and friendly. Someone who is looking for more of a long-term home than a temporary stay, and would like to occasionally hang out and spend time together. It is very important to me that we get along and that the prospective tenant keeps the flat clean and tidy.
Unfortunately, students and couples won't be considered. Please note that this is not a party flat.

*Rent Details:*

The rent for the room is £625 per month, with a deposit of £625 required. Council tax is Band C, and bills will be split evenly between flatmates. Prospective tenants must provide a UK guarantor and undergo the agency's application process.
