Stunning New Town basement and lower basement level flat - sharing with me (32/F) and my Romanian rescue dog Bonnie (4/F).
Rent is £825/ month, plus bills averaging £250/ month - total £1075. (Breakdown of bills is below.)
IMPORTANT INFORMATION:
I am looking for a friendly and sociable flatmate who - most importantly - loves dogs. I have a rescue dog called Bonnie who is a bundle of love and energy.
You wouldn't have any responsibility for her - unless of course you want to take her out for walks - but I'm looking for someone who is comfortable living with a dog. And definitely isn't allergic.
ABOUT THE FLAT:
The flat is situated in the New Town, and is just 15 minutes walk from Princes Street in one direction, Stockbridge in the other, and 30 minutes walk from Leith.
There is permit parking on the street (from memory it's about £150 annually), and the flat has a shared patio area to the front, and a shared garden to the back, accessed through my bedroom (which you're welcome to use, if I'm not sleeping!) Perfect for coffee in the morning and vinos in the afternoon/evening - when it's warm outside, at least.
The living room, kitchen and bathroom are all on the basement level, and both bedrooms are situated downstairs on the lower basement level.
The available bedroom is situated at the front of the property, directly beneath the living room so the Wi-Fi is reportedly good in the room. It comes furnished with a double bed, drawers, a desk and a clothes rail.
We have tried to make the flat in general quite a homely space but of course any decor updates/additions to the communal spaces are very welcome as it will be as much your home as mine (and Bonnie's.)
The kitchen has a large fridge freezer, dish washer, washing machine and a five-burner gas hob and cooker. I love to cook and would definitely like to live with someone who wants to share the occasional meal. I also like to host friends for dinner and drinks, so would love a flatmate who would be up for joining us - and I would want you to feel comfortable inviting friends over too.
The bathroom has a shower over the bath with two heads - one large and one moveable, plus ample storage.
The living room has two sofas, a decent sized TV with plenty of streaming options, a gas fireplace, and a smaller dining table.
BILLS ETC:
The rent in total is £1750 PCM - my current flatmate and I have split it £825/£925. I pay more to cover sole use of the wardrobe off the hall, and an additional large cupboard off my bedroom, which we thought I could use as a study initially before discovering there were no plug sockets and sketchy Wi-Fi. I'm more than happy to share the wardrobe once I've cleared it out but it's a work in progress at present.
Bills which have been split 50/50 are as follows:
- Council tax: £248
- Energy: £150
- Broadband: £36
- TV license: £28.26
- TV streaming (Sky, Netflix, Prime, Disney): £47
TOTAL: £509.26 // EACH: £254.63
We currently keep a Google spreadsheet of bills for transparency as they're all in my name, more than happy to keep this going.
The property managers will need to do checks too (the usual financial checks and referencing).

I mostly work from home - from the living room at present - in communications for the civil service.
During the week, outside of work my days include dog walks, gym classes, swimming, cinema trips, cooking, and chilling in front of the TV - I love movie nights and trash TV binges.
At the weekend I go for longer dog walks, sea swimming, or other excursions with friends - and I love to host dinners or small get togethers which I'll be looking to do more of in the new year, as well as trying new crafty things.
