Room for Rent in Stockbridge

Hi everyone!
My current flatmate is moving out and I am looking for a new flatmate to take over her room starting January 1st, 2025!
It is a two-bedroom flat located in Stockbridge (EH41NA). In a quiet, family-friendly area. It is an across the street from a grocery store and a bus stop that will take you right into the city centre. The flat itself is spacious and gets great natural light with a nice kitchen, living area and a shared bathroom. It comes fully furnished by my landlord, including the bed. The flat is quite cozy and in a great condition.
The rent is £875pcm each with around £150 additional expenses for utilities, wifi and council tax but this varies each month. Council Tax Band C.
I am looking for a single professional female to move in with me who is a non-smoker and unfortunately no pets. I am looking for someone friendly, sociable, hygienic and respectful to others as I live in a building with older tenants. It is very important that you keep the flat clean and tidy.
