SUBLET - Spacious, Lovely Double Room Available in Stunning New Town Flat.

A lovely big double room is available in our charming, fully furnished flat on Broughton Street. It is available as a sublet for 7 months from 24 Feb until 24 September 2025 whilst we are travelling.

We can’t be flexible on these dates, and we are looking for a single or couple to take the room for the entire time we are away (which includes Fringe Festival!)

We’re right in the heart of Edinburgh’s New Town, surrounded by fantastic pubs, restaurants, and shops, with Waverley Station a 10-minute walk away and a tram stop at the top of the road.

You’ll be sharing with our lovely flatmate, Scarlett, who works as a parliamentary researcher.

The flat is beautiful and very homely. It features a huge living area, a well-equipped kitchen and a lovely bathroom with a large bath. The room has plenty of storage, a huge big desk, and is nicely fitted out.

There is also a small spare third bedroom where you can host occasional guests.

* Available: 24 Feb 2025 - 24 September 2025 (7 months)
* Rent: £1100 PCM
* Bills: £195 PCM - fixed whether an individual or couple rents the room (all bills included: gas, electricity, council tax, internet, and water.)
* Access: 3rd floor, stairs only (not suitable for certain disabilities)
* Deposit: £500 security deposit plus the first month’s rent. Our private landlord Scott is efficient and helpful, and he has given us permission to sublet our room whilst we are away.
