Large Meadows flat with new furniture

Hi there,

I'm David, and I'm looking for a friendly and responsible flatmate to share my top-floor flat on leafy Gladstone Terrace. The place is just a few metres from the Meadows and has views towards Arthur's Seat and The Crags.

About the flat:

- Two bedrooms and two bathrooms (one en-suite), so you'll have your own bathroom.

- A huge living room with brand-new furniture, including a new sofa and armchairs.

- Cosy and quiet; I upgraded most of the windows to A+ double-glazing last summer, so it now stays lovely and warm over winter.

- Most of the furniture is brand new, from a Smeg dishwasher to a Samsung tumble dryer. Plus, both bedrooms have brand new £1,200 mattresses still in their packaging, so you can pick which room you prefer.

The neighbours are long-term owners/renters, so it's a quiet but friendly building. Definitely not a party flat.

I’m a relaxed person who enjoys cooking, travelling, and keeping active with sports and hiking. I split my time between Edinburgh and London for work, so you’d often have the flat to yourself for 1-2 weeks at a time. I’m looking for a professional or postgraduate student who is tidy, responsible and will look after the flat when I'm not there.

The practical stuff:

- All bills (including gigabit broadband and council tax) are included in the rent.

- The deposit is one month's rent, which will be held in a deposit protection scheme for your peace of mind.

- The lease would ideally be for 12 months, but I'm open to discussing this.
