Huge room in 4 bedroom main door flat, Abbeyhill

Hello Edinburgh!

Our flatmate is moving on to new pastures and so we find ourselves on the lookout for an equally radiant somebody to move into an enormous sunny room in Abbeyhill.

Rent for the room is £710/month (this may increase slightly for the new lease, landlord-depending)
Bills are around £120/month. This also includes some communal supplies (veggie box, milk), but no pressure to participate.

The room:
* South-facing with large windows, really bright
* Oodles of storage with walk-in wardrobe, chest of drawers, free standing wardrobe, bedside tables and a bookshelf.
* Desk with chair
* Double bed with a mattress new in 2025
* Coffee table and sofabed bought by our outgoing flatmate (you effectively have your own living room). The sofa is on offer for £100. All other furniture comes with the room.

The flat:
* Main door flat facing south and opening onto the street
* We don’t have a living room, so we’ve made our large kitchen our social space, with space for up to 6 for dinner (we’ve been blessed with larger rabbles on occasion)
* Holyrood park and Easter Road on your doorstep
* Large bathroom with toilet and shower.

The vibe:
* You’ll be living with three beautiful and welcoming humans all in their late 20s/30s and in full-time work - Kate, Sean and Dimitris.
* We’re looking for someone on a similar schedule who’s up for the occasional dinner, craft night or jam session.
* We’ve a preference for someone who’s committed to living in Edinburgh and is looking for a relatively long-term arrangement
* We've only one bathroom so ideally looking for single occupancy

The people:
* Kate is our ever-curious chit chat champion. She enjoys crafts, baking, running and climbing and works from home/hybrid as a legal assistant.
* Sean is your chilled and supportive pal, loves woodwork & yoga and can usually be found on his bike going to or from at the climbing gym or bikepacking adventure further afield. He is working in health research while plotting his next move
* Dimitris is a laidback lover of Led Zeppelin, football, tasty salads, and board games. He works in recruitment while training in counselling.
