In 2022, I moved out of my lovely, bright and cosy 1 bedroom flat/studio flat which had been my home for a year before I became pregnant and had children. I am seeking a respectful tenant to enjoy my property as much as I did.

Having been well looked after as my home, the flat provides:
- Lounge and Kitchen - lovely kitchen with small updated fridge freezer, hob, oven and washing machine. Lounge area has new deluxe pull out sofa, smart tv, new smart radiators and various storage spaces/cupboards. Please note the sofa has been replaced for a nicer, more comfy one since these pics have been taken (from Sofology).

The property is located in Edinburgh City Centre (EH1, on the top of Leith Walk and next to St James Quarter). Princes Street is around a 5-10 minute walk.

EPC rating is higher than picture uploaded as smart radiators have now been fitted. The property is a Grade A listed building so requirements for EPC ratings are different to non listed buildings.
