In bright, clean, spacious international flatshare regularly occupied by academic researchers or students in town for a semester or less with option to extend. Often taken by new arrivals in Edinburgh wanting a home base to work out permanent plans, there is a friendly community of hardworking people to cook dinner with, make plans and compare notes with.
Sharing 1 bathroom, 1 shower room and 1 WC. (3 toilets in total) Excellent wifi - and all bills included. The flat is professionally cleaned 3-4 times a month and beds changed every 2 weeks. Claire - the landlady, is on site most days. There is a friendly community living and working in the flat who regularly eat and hang out together and a collection of returning guests. On average people stay 3 months and rarely less than 4 weeks which is how the flat maintains its feeling of community. Flatmates say it is just as easy to maintain your own space as everyone is on different schedules. The flat is a quiet place during the day and you can usually find a quiet time to eat alone at the table in the evening if that is what you prefer. The flat is exceptionally large - approaching 200m2 so there is plenty of room.

15 minutes walk to George Square, Princes Street and the Royal Mile and Haymarket Station and 2 minutes from buses supermarkets and cafes. This flat overlooks the Meadows (park) at the front and a quiet garden at the back and has a big well equipped kitchen with plenty of storage space.

Rooms are large and comfortable. Residents share a bathroom, shower room and WC ( 3 toilets), Currently 2 residents have set working hours.

All bills are included. (That means wifi, heating, Council Tax (the local property tax on residences. )

The flat and building are strictly non smoking. There is no smoking anywhere in the building or on the path to the front door. The smoking area is on the pavement outside the building - or in the park opposite the flat.

Current residents are from Spain, Australia, Nigeria, USA, 2 x graduate science researchers, 1 working couple who are chef/front of house for high end restaurants.
