Large Double ensuite room in 2 bedroom flat

I'm looking for a single long-term occupant starting June/July (exact date flexible).

The location:
The renovated, modern, furnished flat is located in Slateford near the Water of Leith. The neighbourhood is quiet. 24H Asda, Aldi, Poundland, Home Bargains and more all within 5 min walking distance. Residential parking available.

Five-minute walk to bus stop - 4, 34, 35, 40, or ten minutes - 3, 25, 30, 33... 15 minutes to Napier, 20 to Heriot-Watt, and the city centre. I drive to Heriot-Watt when the semester is on, so I'm able to give you a lift as well.

The room:
- bigger room in the flat with a double bed
- ensuite bathroom with a shower
- big wardrobe with fitted shelves, dresser, table, chair, lights, pin board, shelves

Shared space:
- fully equipped kitchen with a toaster, microwave, kettle, dishwasher, blender, cookware, etc. + washing mashine and dryer
- spacious living room with great lighting
- Hallway and cupboards

The flatmate:
Hi, I'm Sara, a 21 old psychology student. I'm an ambivert, so I'm quite social, but I need my space sometimes, too. I like open communication, honesty, resolving any potential issues respectfully and clean and tidy spaces. I love having plants around the flat. I'd like to hang out sometimes - for a movie, a trip, a midnight swim in the ocean, or just frolicking in the rain, but I'm also totally okay with not. But I don't want to be strangers living in the same space, let's be friends. And I hate gossip and mosquitoes.

I'm looking for:
- someone reliable
- non-smokers only
- able to provide a reference
- clean and tidy (especially shared spaces, I have quite a high standard for that)
- not afraid of open, honest but respectful communication and resolving problems
- feel free to bring your friends over for a movie and chill, but no parties in the flat

The price is for rent + some bills included (wifi, Amazon Prime, Netflix, ex. council tax, that's why students only and energies, to be transparently calculated individually each month according to usage - around £25-40).
