• Bills: Split with flatmates (approx. shared utilities); council tax applies
• Contract: Official contract transfer via letting agency (reference check required)
• Move-in Date: Available from early June – flexible within a few days

Location Highlights:
• Located on the west side of The Meadows – just downstairs is a huge green space
• Only 10 minutes’ walk to George Square (University of Edinburgh main campus)
• Close to supermarkets
• Multiple bus stops nearby, though the location is central enough that you rarely need them

Flatmate Preferences:
• Female working professional preferred
• Clean, respectful, and willing to share weekly cleaning duties
• Quiet in the evenings – current flatmates are all young professionals
