I have spacious rooms available (20.1 m2 and 14.5m2), in an established ‘university student only’ flat.
PLEASE NOTE – IF YOU ARE APPLYING, PLEASE PROVIDE THE INFORMATION REQUESTED BELOW TO PROCEED.
The rooms, as well as the usual items of furniture you would expect, like a bed and a study table/chair, it has a handy triple wardrobe.
Largest Room also benefits from a double bed and a two-seater sofa, which converts into a bed.
The other Room has a single bed and an easy chair. Technically, the room could take a double bed, so it is spacious for a single.
The flat has a lovely modern kitchen, which incorporates a full-sized dishwasher, as well as other appliances you would expect.
The location is very central, as you will see if you Google the post code (EH7 5EG), and is only a 10 min walk from the east end of Princes Street.
Although it is on a 1st floor, there is a park/woodland on the opposite side of the road, so there are no flats/houses looking in, meaning for the large room, it's pretty private. The smaller room looks over a garden.
Rent is required in advance and bills are shared equally between the students.
The tenancy will start: 10 September 2025 (no earlier entry is possible, sorry).
The tenancy will end: 22 July 2026 (last sleep 21 July 2026 - no extensions, sorry).
This is exclusively a STUDENT ONLY flat, shorter stays cannot be considered. PLEASE don’t ask.

1. Confirm that you are a full-time university student, stating which university.
2. Confirm the official (published) END date of the final year of your course (dd/mm/yy), the date stated on your Matriculation Certificate.
3. Confirm that you understand that you are committing to paying rent from the specified start date to the specified end date quoted for the let (you can of course choose to arrive later or leave earlier if you wish).
A retainer payment will be required to hold the room for you.
