Available Sept 1st Double Room Haymarket

I have a double room available in my Edinburgh flat (Haymarket) close to the station and tram stop

I'm looking for a mature student who wants a comfy place to live. I put ten months but it would depend on your exams and needs. My current lodger stayed until his exams were over mid August and then another week.

20 mins walk to Edinburgh University George Square Campus. Good bus routes to Napier and Heriot Watt (about 22 mins on the bus)

I will be at the property until 1 October. After which there would be another lodger joining for 3 - 6 months as I travel for work. I always make sure that the lodgers are compatible and never confirm anyone without having them speak to one another and feel happy about the share.

I'm looking for people with mature attitudes who will look after the property, which is in good condition, and be sociable but respectful about noise levels. My previous lodger for the year (Mature student at Napier) is happy to be asked about the property and me as a landlord

The stated amount is the rent. Bills would be about 40 - 45 pounds a month average across the time (it's winter so a little more heating)

This is not suitable for couples or 2 friends due to HMO regulations.

The flat is fully provisioned with bedding and crockery/pots and pans etc.

There is gas central heating, combi boiler replaced last year year. Just repainted and the bathroom just upgraded (no new pics as yet) The electricity inspection has just been done and a few upgrade put in to ensure absolute safety.

There is a washing machine and dishwasher but no tumble dryer due to energy costs. The flat is quite roomy yet cosy and there's an airing cupboard to help with drying clothes.

There's a parking space available for anyone with a car and it's literally 4 mins walk to the station. The area has lots of local shops, a supermarket, coffee places and restaurants. It's about a ten min walk from Lidl, and the Dalry Swim Centre is close by.
