Looking for someone to take over my room in a lovely 2-bed, 2-bath flat in Leith. The room will be available from mid to late July.

The flat is bright, spacious, and has a really comfortable, homely feel. My current flatmate (female, early 40s, working professional) is friendly and quiet but sociable and looking for someone similar who likes a peaceful, tidy home. You’ll also be sharing with two very adorable and very friendly cats 🙂 Ideally looking for someone who wants to stay at least a year, so no short term lets.

The flat:

- Open-plan living/dining/kitchen – large but cosy space - with a dishwasher!
- Private bathroom
- Double bedroom with built-in wardrobe and airing cupboard – lots of storage
- Rent is £680/month + bills (usually comes to around £850/month total for rent + bills)
- Council tax band E

Location:

- Bus stop right outside the flat that goes into the centre of Edinburgh
- Just a few minutes walk from the Foot of the Walk tram stop
- Off-street parking in a secure car park
- Tesco Express a couple of doors down, with a big Tesco and Lidl a ~5 min walk away
- Surrounded by great cafes, restaurants, and takeaways
