Seeking a responsible tenant for our comfortable top floor flat in a traditional Edinburgh tenement in Polwarth - a central area of the city. The rear of the flat overlooks the beautiful Union Canal (see in photos).
The location is within walking distance of the city's West End (20-25minutes). For students it's very close to Napier University Merchiston Campus and you can walk to Edinburgh University George Square in 30mins across Bruntsfield Links and the Meadows. There are plenty of cafes, takeaways, shops and supermarkets a short walk away, and excellent public transport links (buses 10, 27, 34, 35, 1, 22, 30). Also cinemas - Cineworld Fountainbridge (8 mins walk) and independent cinema The Cameo Cinema (20mins walk).
About the flat:
- Double room with double bed, wardrobe, chest of drawers, bedside table and mirror.
- Bathroom with electric shower over bath, basin, toilet
- Kitchen living room with kitchen area, seating area, dining area, table & chairs, gas hob, electric oven, washing machine
- Double glazing
- Central heating
- Smoke, heat & carbon monoxide alarms
This used to be my home so is cosy and well equipped. However, if you have lots of your own belongings then we can remove anything that you do not need.
Tenancy:
- available for up to 6 months
- would consider shorter lets of 3 months+
- rent £897 (equivalent of £207 per week) payable monthly in advance
- deposit one month's rent (£897) payable to approved tenancy deposit scheme in line with Scottish law
- strictly non-smoking
- available from 25 April 2026 (there may be some flexibility in entry date)
Council tax band C:
- Professionals/working tenants are responsible for council tax (Edinburgh Council grants a 25% discount for single occupants)
- Students can claim a 100% exemption from Council Tax by providing a electronic generated letter from their University
Utilities:
- Tenants are responsible for utilities
