Large en-suite double room in a 2-bedroom flat

Hi!

I’m looking for a new tenant to take my flatmate’s place in the lease of the flat I’m renting 😊 The room is available from Tuesday 15th July.

Ideally, the new tenant would also be a female PhD student, but I will also consider other potential flatmates. The prospective tenant would be mature, clean and tidy.

The flat is in a quiet and safe residential area, near a large Morrison’s supermarket. I also enjoy biking to the Royal Botanic Garden and Inverleith Park which are just 6 minutes by bike, and it’s only a 10-minute bike ride to reach the sea or the West End of Princes Street or Stockbridge (~15 min by bus) 😊 There are night buses to the city centre too.

The flat is a modern build, holds heat well thus making it good for winter, and comes with an in-door parking space and secure bike storage area. The flat has gas central heating, with a date-time programmable heating control panel.

There are large tall windows in the living room/kitchen, letting in plenty of light in the summer.
There is no carpet throughout the flat.
There is fibre internet with 160mb/s or 20MB/s.

The room available also comes with an en-suite bathroom, as the other bedroom has a private bathroom.

The cost of the room is £675 per month at the moment but the rent will increase to £710 from 12th September. Charges are around £80 per month per person on average (energy+internet). In case you are not a student, you would also have to pay Council Tax (our band is F, i. e., an additional £284/month for 2025/26).
