Bright single room in Niddrie for student

Looking for a flatmate in my first floor flat in Niddrie. The flat is very light and warm, the living room and balcony are both south-facing so get a lot of sunlight.

All facilities are shared and there is a bike shed out the back.
The flat has central heating throughout and is insulated on outside so it's always warm and cosy inside.

The flat has a lot of good transport links:
Queen Margarent Uni - 40min walk 15min cycle
Royal Infirmary - 30min walk 10min cycle
Bristo Square + city centre - 25min bus (including frequent night buses) 20min cycle

Fort Kinnaird shopping centre - 10min walk
Portobello Beach - 25min walk

I'm a languages student at Edinburgh Uni who's friendly but not too loud. Hopefully looking for someone who wouldn't mind chatting or hanging out sometimes, and who can keep reasonably clean and tidy.

Rent is £580/month with all bills included (no council tax as flat is only open to students). Deposit is an additional 500.
For September move-in, a retainer fee of £150 would be required alongside deposit.
