Double room ro rent

I’m looking for a flatmate to rent a spare room in a two-bedroom flat from August. Unfortunately, my current flatmate is moving away, and I’ll be taking over the tenancy. Ideally, I'm looking for someone who can commit for at least one year, as we would both be on the tenancy agreement with the property manager.

I’m a PhD student at the University of Edinburgh, so I’m looking for a quiet, non-smoking flatmate—preferably another postgraduate student—who is happy to share cleaning duties.

Bills are shared equally: approximately £50/month for electricity and gas (this can rise in winter), plus around £15/month for Wi-Fi (so about £50–65 per person). If you are not a student, you would also be responsible for council tax (approximately £50 extra).

The flat is quiet and about 15 minutes’ walk from Arthur’s Seat and Portobello, with frequent buses to the city centre. Morrisons is a 10-minute walk away, and Aldi is about 20 minutes on foot.
