Room + Study Available – East Preston Street

Hello! One of our lovely flatmates is leaving to go travelling, so we now have a cozy bedroom + individual study at our flat on East Preston Street available from early February (slightly flexible).

The bedroom is compact but comfy, with plenty of storage (including lofted shelves and under-bed storage), and since it is the smallest room in the flat, it comes with its very own study room with gorgeous views over the Pentlands and Newington. Perfect for catching Edinburgh sunsets or getting in the zone for study or work.

The rest of the flatmates are four University of Edinburgh students studying History (3rd year), Speech and Language Processing (Masters - previously linguistics), Economics & Accounting (4th year), and Intermedia Art (4th year). The flat is a mix of chill and fun, with F1 watch parties, board game nights (we have tons of board games in the living room), occasional music jam sessions (three of us are musicians!), plus plenty of quiet time to focus on work/studies. We sometimes cook together, go on nights out or wind down with a TV show, but also respect everyone’s space and pace.

Rent: £560/month

Location: Right in Newington, walkable to campus and all the essentials

Contract: Students or working professionals (note: you'll need to handle council tax if you're not a student, we are Band E)

Viewings: Ideally evenings/weekends
