Room available from 1st September. Students only

Hi all, I'm looking for a flatmate to share this flat in Haymarket residential area with me. Sadly, my current flatmate is moving to persue his dream and the room will be available from 1st September.
Rent is £600/month + £75 bills ( letting agency is DJ Alexander).
I'm a mature student so ideally looking for another full time student (preferably woman) for council tax reasons. No smoking and no pets. The agency requires either proof of income or UK guarantor.

About myself, I'm a 29yo spanish woman studing Acting and Perfomance and working a part time job. My schedule is pretty busy so I consider this flat a home where I can come back after a busy day and just relax and chill watching tv, good food and meditating. And also up for a good conversation and some tea ☺️
