Double bedroom available in a 2-bedroom flat

Hello! My flatmate is moving out and I’m looking for a female flatmate to take over the remaining double bedroom from the 4th of August. I’m ideally looking for a professional but students are also considered if you are willing to split the council tax.

A bit about me: I’m 26 and originally from Finland but moved to Scotland six years ago for university. I enjoy socialising but also like my alone time, I’m very adaptable! You don’t need to be anything specific, as long as you are considerate and respectful.

About the room: A cozy double bedroom with a large window facing the back garden. A double bed, chair, mirror, and a drawer all come with the room. The room also has loads of storage space.

About the flat: The flat is located in a quiet residential area near Saughton park and has excellent bus and tram connections to anywhere you need. It’s fully furnished and has a large living room, well-equipped kitchen, and a bathroom with a shower above a bath. The flat has on-street parking and a large private garden, as well as a shared drying green.

Rent and bills: The monthly rent for the room is £615 with a deposit of £615. Council tax is currently £84 per month (Council Tax Band B). Gas and electricity is, on average, £34 per month. Broadband is £14 a month. All bills listed are per person.

Tenancy is subject to referencing and credit checks and a guarantor might be required depending on cicumstances.
