I'm looking for a female professional to take over a double bedroom in a 2-bed flat, with entry date on the 15th of August!
The flat is located in Fountabridge/Polwarth, in a very quiet and residential area along the canal, and is on the first floor.
The room is a good size, windows facing North-East on a side street, and comes furnished. It has a double bed, plenty of storage space under the bed, drawers, and built-in closet. The desk is currently not in the room but can be added back in!
The whole flat is very new, with 2 cupboards, a nice bathroom with an electric shower, a kitchen with a tall fridge/freezer and double oven, washing machine, and a super sunny (at least in the summertime) living room with a fireplace! It's has double glazing, all electric, and it is pretty warm in winter - EPC rating is C!
We are very close to Sainsbury's, Waitrose, and there's a Lidl only 10 minutes away. Very well connected to the city centre and outside, with number 1, 10, 27, 34, and 35 just a short walk away. Haymarket station is also a 15 min walk from the flat.
We also have a private parking space on the rear of the building!
The flat is rented through Home Sweet Home Letting, and they've been amazing so far. Rent is £675/month, excluding bills. Bills for one person would be wifi (£15/month), electricity (£35/month in summer and around £80/month in winter), and council tax band D ( £90/month). You'd need to go through reference and background checks with the agency before signing a contract.

I'm Italian, I work as an evironmental consultant and I'm usually in the office 3 days a week and WFH for 2 days. I'm a quiet person and a bit of a homebody, I don't smoke or drink, and don't really party - so you can expect a very peaceful flat except for the occasional potluck or gamenight. I enjoy videogames, puzzles, cooking (loads of cooking!), and trashy TV shows. I occasionally go hiking or on long walks along the canal!
