Hi! I have a bright single room available in a relaxed 2-bedroom flat in Newington, just a 10–15 minute walk from King’s Buildings – perfect for students or researchers at the university. You’ll be sharing with a friendly third-year PhD student in Biology. The flat is on the ground floor and features:
- A spacious living room with a 3-seat sofa and a dining table
- A desk in the living room for the single room occupant’s use
- A quiet, well-maintained building and a calm living environment

Non-students are also welcome, but please note that full council tax (Band E) applies, with a 25% discount as you’ll be sharing with a student.

Bills (total monthly cost, split equally between the two occupants):
- WiFi: £32/month
- Gas: ~£35/month (summer, no heating) / ~£80/month (winter, with heating)
- Electricity: ~£50/month

⚠️ Important: The minimum stay is 6 months. Applications for shorter stays will not be considered.
