Our flat is in the basement of our own home, with separate entrance. It has a double bedroom, living room with small kitchen off it, a shower-room and a utility room that could also be used as a study.

You'd have access to our garden, and if you were into doing some gardening and taking a bed as your own, that would be absolutely fine. But fine if that's not your thing. We're friendly and responsive. The entire property is non-smoking. We have 3 cats who would probably try to befriend you (though there have been the occasional occupant who hasn't liked cats and that's not been a problem at all).

Close to Holyrood Park; and on great bus routes. About 20 mins walk from the High Street.

Rent includes all bills (and decent WiFi).
