Double room for rent overlooking Leith Walk

Looking for someone to take over my interest in a tenancy. The room and flat come furnished (with all white goods, dishwasher included) and with a well maintained shared garden.

The flat has shared living room, bathroom, and kitchen as well as ample storage. There are several bus stops nearby that connect you with the 7, 14 and 49 to get up to Newington for UoE, as well as 16 and 25. The flat over looks Balfour Street tram stop for easy east west transit through the city. A large Lidl, Tesco, and Sainburys are all nearby as well as a variety of cafes, pub, leith walk amenities.

You would be sharing with two PhD students who have lived together for 3 years. Ideally the incoming tenant would also be a PhD student, but we are happy for other post-grad level students to enquire. As you would be living with people who already live together we shall have a quick video call to meet and get to know you.

Professionals are also welcome to enquire, but please note that PhD students do not pay council tax. We are council tax band C.

Utilities (gas, electric, broadband) are not included in the rent, but are already set up. roughly £100 on top of rent per person.

Incoming tenant must be trans-friendly.
