We have a Double room in Sighthill, a quiet and safe residential area with close proximity to everything and easy links to everywhere so suitable to Students - HW, Napier(Sighthill, Merchiston), UoE and Professionals - South Gyle and City Centre.

Rent includes Virgin Fibre Optic Broadband Only. Council Tax Band D (Exempt if students) and Utilities are not included but will be splitted equally.

Bills are estimated to be 30-40 annual average; obviously lower in summer (south facing) and higher in winter depending on usage. TV license is not included but you can watch Netflix, Prime etc on Brand new 55 inch Smart TV.

It would be great to tell me a little bit about yourself - work/study, hobbies and how long you are looking to rent when you message. Allows me to pair suitable flat-mates, likely to get on well.
