Sunny single bedroom near Holyrood

Hi! 👋

I'm looking for a lodger to move into my spare bedroom from October for about 6 months (can be flexible with the dates! The main thing is I'd like to have the room back to myself for the summer for friends & family to visit).

A few things to note up front: the flat is right next to a railway line, and the room has a boiler. Neither has ever bothered me — the sound insulation is excellent thanks to triple glazing — but just so you're aware!

The flat is a modern new build with:

- Two bedrooms and two bathrooms (I have the ensuite, the shared bathroom has a bath)
- Open-plan kitchen/living area
- Small utility room

The single bedroom has a built-in closet and currently a bookcase — I’m happy to reshuffle furniture (e. g. swap the bookcase for a desk with some drawers), can chat about this later!

A bit about me: I work from home full time, so I'm usually around during the day. Evenings and weekends vary, my hobbies are mostly outdoorsy — I love climbing, running, and hillwalking, but also enjoy a quite evening with a book or hosting people over for dinner. I value my personal space but also like having a bit of company now and then - would be great to find someone with similar interests!

Council Tax Band D.
The bills should come around to about £193 per person (£108 for council tax except two winter months with no direct debit (i. e. £0 for 2 months), £15 broadband, ~ £70 Octopus depending on usage.
