Hope you’re well.

I am renting out my spare room after my friend has moved out, first time renting to someone that’s not one of my friends! I live in a 2 bed 2 bathroom home that’s got excellent links to Edinburgh centre (40min walk or easy bus) and lovely walks to Stockbridge (15min), as well as 2 gyms very close by, inverleith park and could walking / running routes.

Council tax: band E (split 50/50)
Gas and electric: currently £144pm (can split 50/50
Rent: £600 pm

Personally, I’ve just started my own business so I work from home. However I go through to my partners home thurs - sun mostly every week, so, the house will be pretty much to yourself regularly. As it’s effectively my work space, I’d appreciate someone that works in an office / premises outwith the house, but exceptions can be made of course.

About myself, I’m 29, Watch a lot of football at the weekend, go see my pals, enjoy a wee walk and a coffee in the many local good coffee shops in the region and of course spend a lot of time with the Mrs. I think I’m clean and tidy within reason (not a clean freak) and pretty laidback in general, always happy to chat about anything and easy to get on with.
