The room is £625 per month excluding bills (glass and electric will roughly cost £40-50 p/m) and Internet (currently £15). Council tax is band C. Use of the kitchen, bathroom, as well as the private and shared garden.

There's an Aldi and Sainsburys nearby, 24/7 gym and plenty of good takeaways. There is also access to the water of leith nearby and a lovely park and walled garden.

Plenty of bus links nearby in and out of town, permited parking on the street and free parking the street over. Ideal for students at Heriot Watt or Napier.

Looking for someone neat and tidy, happy if you are sociable or quiet. I have no preference for students or professionals.
