Double room in 2bed flat near Harrison Park/Gorgie

32 year old female looking for a flatmate/lodger for my 2 bed flat in Slateford (20-minute walk from Haymarket station). Double bedroom available and bills included in rent. Looking for someone to move in from the beginning of October 2025 for at least 6 months with the option to stay longer.

I won't be staying in the flat 90% of the time for the first 6 months whilst I move to Glasgow for a short period, so the flat will mostly be yours. I'll return occasionally and will always give notice. Must like cats as my 2 cats will sometimes be staying when I do (female tabby cats, very friendly).

The flat is on the 5th floor with lift access. There's a separate kitchen and living room with big bright windows, views to the Pentlands and Juliet balcony in living room. Kitchen with big fridge/freezer, washing machine, dishwasher and breakfast bar with stools. Bathroom with bath and shower, recently renovated. Double bedroom with built in mirrored wardrobe, tall chest of drawers and ottoman bed (storage under the bed). Extra shared storage cupboard in the hallway.

Situated in a quiet flat complex with many supermarkets within 5 -15 minute walk and local shops/cafes nearby. The complex has an underground garage with free parking and small gym. The flat is a 20-minute walk to Haymarket train station, 30-40 minute walk into the centre of Edinburgh and has very good bus connections. Craiglockhart Hill, Harrison Park and the canal are a short walk away.

Single female working professional preferred as I work full time hybrid from home/the office.

Lodger's Agreement will provide you with the security of at least a month's notice from me, and I would seek the same from my housemate. A security deposit of £500 will be required, stored with SafeDeposits Scotland.
