Double Bedroom in 3-Bed Flat in Abbeyhill

Hello! I'm moving out of a double bedroom in our 3-bedroom flat available from November 1st (women preferred). The room is a great size with the bed, side tables, drawers, and wardrobe all included.
The flat is really spacious, just off London Rd and a 10-minute walk from Leith Walk, 20 minutes from Princes St and just a couple of minutes from Easter Rd and the Meadowbank Retail Park.
There's a bus stop just outside with many bus routes passing. Parking is on the street and requires a permit.
Rent is £635 pm and includes wifi and a cleaning fee for the building's stairwell. Bills are £121.30 pm and include council tax, gas and electricity - students are welcome but professionals preferred for council tax. All is paid 1st of the month.
My two flatmates are lovely women (26yrs from Finland and 30yrs from Ireland). They both work full-time, one works from home 3 days of the week. You'll have a lot of quiet time and space for yourself. The flat is kept clean and tidy, the kitchen has a washing machine, dryer and dishwasher. The bathroom has a shower only and there is extra storage space in the hall as well.
