I had a recent opening come up in our two bedroom, 1 bathroom flat located quite close to Edinburgh University. The available room is fairly spacious with a double bed, closet, and chest of drawers. The previous tenant left a large gaming desk which can either be kept or removed.
The flat has large living area that looks out onto the street with a large couch and a table and set of chairs for dining (I have also furnished a large tv). The shelves are largely filled with my colorful knickknacks, so tolerance for my decor is a must. There is also a modest, but efficient kitchen with a four burner stovetop, an oven, a small fridge and freezer, and a washing machine (for drying, I have purchased a heated dry rack or there is an outdoor clothesline). We also have a gated patio with chairs out front, though it is accessed through the building's main entrance. Building is secure with separate keys for main doorway and flat entrance.
Inside the corridor, there is room to store a bike. It is possible to park on the street as well. We are a very short walk to several bus stops and only about 5-10 minutes from Cowgate, Pleasance, Waverly, Princes St, or nearly anywhere else you would need to go in Edinburgh.
I am finishing a PhD at the University and have somewhat irregular hours working on campus, going out, and napping a bit late. I like to be social and people come around a couple of times a week to watch tv or play games or just hang out. I like to keep the apartment at least reasonably tidy and that will be important for any prospective flatmate.
Students are welcome, graduate students or young professionals preferred, any gender or background welcome to apply. I am open to having couples rent, though I would expect them to pay a slightly higher share of the rent. A single, small pet is possible if it is very quiet and well-trained (still requiring landlord approval).
As is, the collective flat rent is £1650 a month plus utilities (about £150 including broadband). As the available room is the significantly larger of the two, I would ask the new tenant to pay £925 plus half of the utilities.
I lived in the flat since mid-last year with my previous flatmate and we liked to keep a friendly, relaxed environment. I am hopeful whomever moves in will help keep that pace.
Guests and partners are more than welcome to visit or stay (but constant overnight guests would mean a discussion of the rent share).
This flat requires joining an existing lease. It is technically month-to-month (though I pay in multi-month installments), but both the landlord and myself are looking for someone keen to stay for at least 6-8 months for stability. Tenants will need a domestic guarantor or the ability to pay in advance (contingent on landlord approval). Rent is due 1st of every month. Ideally looking for someone keen to move in and pay this month. We are in Council Tax Band B (though i do not presently pay as a student).
