Hi everyone, I am looking for two flatmates to take the places in our flat one room will be free from the 24th October and the other at the end of the month
THE ROOMS
The rooms are furnished (bed, chest of drawers, bookshelf and desk), there nice and cosy with nice large windows which gives you a nice amount of light in the afternoon/morning, dependingon the room. One faces onto the shared gardens.
THE FLAT
It's a 3-bedroom flat that is on the second floor, no lift! The living room is quite big and warm with a TV and nice comfy sofas. Small but ample kitchen. Storage cupboard with washing machine and freezer but no dryer. Separate WC and shower. The flat is HMO-compliant, so all safe and sound. Nice sash windows throughout the flat and there's central heating throughout.
THE AREA
The flat is in Tolcross, just of the meadows, a vibrant and lovely area, but still central. You can walk to Waverley in 20 minutes, Haymarket in 15. The Meadows are just on your doorstep with a lot of amenities (Sainsbury's, Tesco, cafés, independent grocery shops, cute shops, etc) close by.
Bus stops in various directions are nearby, too. Parking is on-street and you can almost always find a place within a minute walk of the flat. Permit costs depend on emissions.
RENT AND BILLS
For council tax reasons, we’re looking for a professional or students who are liable to pay it. The room rent is £680 per month excluding bills. Bills include:
* Council Tax: £81
* Elec/heating: £40
* Wifi: included in bills
You’ll also be required to pay one month’s rent as a deposit to the landlord.
About the flatmate
The flatmate is Magnus and is 23 and works in hospitality. He's from Edinburgh and works in a bar just of princess street. He's really lovely, great for a night out or to chill and have a nice chat. We have often done flat meals and will often go for a few pints at the local, ventoux a lovely pub. I would want to insist on anyone looking to join the flat to meet or have a call with him to see if they get on as we are all good friends and I want to find someone who will get on well with him.
The flat is run through a letting agent, CMG Residential, they have been very good at getting back to us and organising repairs, but if im honest the landlord can be a bit useless, we just ask for the letting agents contractors and that tends to sort out the issue.
